Angled house.

 

The footprint for the site for this property was angled on plan at the head of a severe slope down to a river and had to contain a sewerage system along with a detached double garage.

 

The client sought to construct a working house of differing character to those in the area while designing by us to a capped financial budget and using the kitchen as the general family integration area.

 

By considering these requirements within the brief, an angled detached house of one and three quarter storeys was designed, with traditional finishing’s, lounge, dining room, kitchen and ancillary areas, and a sun room on a split lower level at ground floor, and an angled stair leading to an open gallery at the first floor from which the bedrooms and bathrooms lead off.

 

The property was constructed traditionally at ground floor and as a timber kit at first floor for both structural integrity, sound and energy insulation.

 

 

Slit level property.

 

This site was relatively flat over about one third of its area, which sloped away to the north side.

 

The client requested the split level by designing the common facilities of lounge, dining kitchen and cloakroom at ground floor, the bedroom accommodation at first floor within the roof space and a separate “flatted” accommodation at the mezzanine floor level.

 

This property is of a timber kit construction throughout as the structural integrity of the building and clad with facing blocks reflecting the surrounding area. There is a balcony leading off the master bedroom. There is also a detached garage in the style of the main property.

 

 

Four Bedroomed Town House.

 

The site here was within a lower part of Inverness along a narrow street and severely restricted in area.

 

The site was originally a builders yard and had to be cleared of buildings before reconstruction.

 

As a condition of planning, the building had to be along similar lies externally to those surrounding the site and was restricted in finishings.

 

The property designed was a one and half storey of a timber kit construction containing lounge, dining room, kitchen, cloakroom and integral garage at ground floor and four bedrooms with bathroom at first floor with the master bedroom containing an ensuite facility.

 

The site called for specifically designed  foundations due to unstable ground conditions and the proximity to the River Ness.

 

 

Dormer Conversion

 

The existing dormer reduced the deep slopes within the roof structure giving a small floor space. By constructing the raised dormer with balcony, the internal floor area was greatly enhanced. Due to the building height, the structural alteration work was carried out by reinforcing timbers and accurate use of structural ironmongery attaching new timbers and flitch beams to existing timbers to created the larger void.

 

First Floor Living Accommodation

 

The client's instruction on this project was to create a first floor living accommodation within the roofspace incorporating one bedroom, a shower toilet, and an open childs play area; and at ground floor, alter partitioning to form a kitchen/dining room. The existing structure included a narrow hallway with cupboard at ground floor, and a low pitched roof. It was possible to alter partitions to form the stairwell and introduce a combination of new timbers to strengthen the first floor area and roof to allow the building to be reconstructed to meet the clients aspiration.

 

Dwelling Space and bathroom Extension

 

The client wished to increase the internal dwelling space and provide a larger bathroom facility. This was achieved by constructing a timber clad structure within and over the existing garage in keeping with the existing finishings. The client also sought to construct a sun room to enhance the dining room area.
